What heirs say after working with us

These accounts come from people who reached out to Thayat at different stages of an inheritance matter. Their situations varied; the experience of being listened to did not.

I came to Thayat not really knowing where to start. My father had passed and nobody in the family had dealt with anything like this before. Wanchai took about an hour to walk us through the whole process — no pressure, no rush. By the time we left we actually felt like we understood what was happening. We went on to use the full estate service, which took about three months. Throughout that time we were kept informed. I would not have wanted to navigate it without them.

I needed help with documents for my mother's estate and found Thayat through a recommendation. Nattaya handled the paperwork side very carefully and kept me updated throughout. The process took a little longer than I had hoped, but that was mostly because some documents from the land office took time to process — nothing Thayat could control. The communication was always clear and prompt.

My situation involved three siblings and an estate that included property and a bank account. I had assumed it would be contentious. Thayat managed the communication between the parties very carefully and things progressed without any major difficulties. What I appreciated most was that they did not make the situation feel more dramatic than it needed to be. They were just calm and methodical throughout.

I was living outside Thailand when my grandmother passed, so I could not be in Chiang Mai in person initially. Kanchana was very helpful in arranging the first meeting by video and explaining what I would need to sort out remotely. When I returned, the process moved efficiently. I felt properly supported even from a distance.

I used the Heir Guidance Meeting after a family member passed without a will. I had no idea what the absence of a will meant in practice. The session answered my questions clearly and gave me a realistic sense of what to expect. I chose not to proceed to a fuller engagement because the matter turned out to be simpler than I feared. There was no pressure to commit to more services — I appreciated that.

The fee was stated clearly before we began. No surprises. The work was done carefully and we were told at each stage what had been completed and what remained. For something that felt complicated when we came in, it ended up feeling manageable. I would not hesitate to return to Thayat if another estate matter arose in the family.

Case Studies

Three matters in more detail

A straightforward estate — no will, two heirs

Challenge

Two adult children inherited from a parent who died without a will. Neither had experience with Thai estate administration and were uncertain about their respective legal positions.

What We Did

We held an initial meeting with both heirs together, explained their equal entitlement under the intestate rules, and prepared the documentation needed for the district office filing. We coordinated signatures from both parties and kept both informed at each step.

Outcome

The matter was concluded within seven weeks. Both heirs received a clear written account of the steps taken. The estate was distributed without dispute.

"We did not know what we did not know. Thayat filled in all the gaps without making us feel uninformed."

A will that required court probate — sole heir

Challenge

A sole heir had a will in hand but was unfamiliar with the court probate process required to give it legal effect in Thailand. The estate included land title documents that added a layer of complexity.

What We Did

We provided full representation: prepared the probate application, attended the relevant court hearings, and managed the land office transfer process afterward. Written updates were sent after each stage.

Outcome

Probate was granted and the title transfer completed within four months. The client reported that having a single point of contact throughout made the process feel significantly less daunting.

"I expected courts to be difficult. Thayat handled it so I did not have to — and they explained each step before it happened."

Documentation support for an overseas heir

Challenge

An heir based abroad needed to claim an inheritance in Chiang Mai. Distance, language barriers in some documents, and the need to obtain and authenticate foreign documents created complications.

What We Did

We prepared a document checklist specific to the cross-border elements, advised on what needed to be authenticated abroad, and coordinated the filing at the Thai end. We communicated primarily by email and scheduled calls at times that worked across time zones.

Outcome

The documentation stage was completed over approximately ten weeks. The heir visited Chiang Mai once for the formal signing. The matter proceeded without needing to be escalated to a fuller engagement.

"Managing this from abroad felt manageable because Thayat told me exactly what was needed and when."
